Does my strata building actually own the roof?

In most cases, yes. The roof is classified as common property, which means it’s collectively owned by all lot owners and managed by the Owners Corporation.

There are exceptions. In some strata plans certain roof areas form part of an individual lot, though that’s uncommon. The best way to confirm is to check your strata plan, or speak to your strata manager.
